In student housing a late opening is especially expensive: miss the September intake and the loss can run to a full academic year of rent.
is typical for large construction projects (McKinsey, Imagining construction's digital future (2016)).
at worst on those same projects (same source).
on an example 400-bed residence at €700 per bed and 95% occupancy.
where digital delivery is fully adopted (BCG, How technology is revolutionizing construction (2016)).
In Spain the municipal licence is granted on the Proyecto Básico, and the Proyecto de Ejecución fixes what the contractor prices. Changes after those two points are paid for in licence amendments, change orders and lost weeks. A standard that front-loads the right information is where most of the return comes from.
Each lever is tied to a decision you already make as owner and to a KPI below.
| Stage | What the standard gives you | Business effect | Measured by |
|---|---|---|---|
| Acquisition & feasibility | Massing models with bed counts and areas by room type, from your own space standard | Faster, comparable yield tests across sites; fewer surprises at Proyecto Básico | Beds per m² GFA, feasibility turnaround |
| Design & licence | Coordinated models checked against CTE and municipal rules before filing | Fewer licence requirements and resubmissions; earlier start on site | Licence requirement rounds, design-stage clash closure |
| Tender | Measurable, model-based Proyecto de Ejecución and a balanced BIM appendix | More comparable bids, wider bidder list, less contingency priced in | Bid spread, number of compliant bidders |
| Construction | Federated models, BCF issue tracking, clear design/contractor boundary | Fewer change orders and RFIs, protected programme | Change orders as % of contract, RFI volume and response time |
| Handover & opening | Asset register populated progressively and validated automatically | Operational on day one, ready for the academic-year intake | Data completeness at handover, days to operational readiness |
| Operation | Room, bed and asset codes that match your booking and CAFM systems | Lower FM cost, planned capex, faster room turnover | Reactive vs planned maintenance ratio, FM cost per bed |
| Refinance & exit | Verified as-built model, energy and carbon data in one place | Shorter due diligence, ESG evidence for lenders and buyers | Data-room readiness, kgCO₂e/m², energy certificate rating |
Targets are set after a baseline on your current Spanish projects, so every figure is compared with your own history. They are reported per project at each milestone and rolled up across the portfolio.
The figures below are example inputs, not a forecast and not benchmarks. Replace them with your project data and the model recalculates. We will calibrate it together during the baseline stage.
Undiscounted, before tax. Rent protected = beds × rent × occupancy × months avoided. Does not include licence, financing or ESG effects, which we treat as upside.
Owner requirements that the Spanish market can price and deliver.
One model per building used at every stage, from acquisition to exit: versioned, so every change is recorded and any approved state can be recovered, and centralised in a common data environment you own.
Organisational and asset requirements (OIR, AIR) that start from your investment and operating decisions, then project EIRs that follow from them.
Room types, beds, common areas and FF&E with stable codes, linked to your booking platform and CAFM.
Object requirements by purpose under EN ISO 7817-1, in IFC4 with property sets, exported to IDS for automatic acceptance.
Clear design/contractor boundary, materiality thresholds and realistic timescales, so you get competitive fees and a wide bidder list.
BEP template, delivery plan by Spanish stage, naming codes, responsibility matrix and acceptance checklist.
IFC and BCF deliverables, a CDE you own, and data that moves with the asset when you refinance or sell.
A standalone Spanish standard does not need to adapt rules written for another country. It starts from Spanish phases, permits and contracts. These are the points it is built on, and where a local architect makes the difference.
| Topic | Spanish reality | What the standard defines |
|---|---|---|
| Design stages | Estudio Previo, Anteproyecto, Proyecto Básico, Proyecto de Ejecución, Dirección de Obra | Milestones and LOIN mapped to the stages Spanish teams and fees are organised by |
| Permits | Licencia de obras on the Proyecto Básico, municipal criteria that vary by city | Model content set to what each municipality reviews, from decades of residential licences |
| Building code | Código Técnico de la Edificación (CTE) and regional rules | Code checks built into the model reviews before filing |
| Classification | No single national system; buildingSMART Spain guidance | One classification system chosen for Spanish projects and your facilities systems |
| Contracts & risk | LOE roles, Organismo de Control Técnico, decennial insurance | BIM obligations written to fit Spanish liability and insurance practice |
| Handover | Libro del Edificio, Certificado Final de Obra, energy certificate | Model and asset data aligned with the legal handover file |
| Supply chain | Mixed BIM maturity, growing industrialised and modular suppliers | Requirements that local contractors and industrialised builders can meet |
A standalone Spanish standard has to be written by someone who knows how a Spanish residential project is licensed, priced, built and handed over. That is what we do every day.

Each stage ends in a decision for you, so you commit step by step. Durations and fees will be agreed once scope is confirmed.
Review current projects and systems, interview investment, development and operations teams, measure today's KPIs.
Gate: agreed KPI baseline and priorities
Write OIR, AIR, EIR template, space standard, LOIN library with IDS, Spanish BIM appendix.
Gate: standard approved for pilot
Apply it on one live Spanish project, your first proof of value, and measure it against the baseline.
Gate: pilot KPIs against baseline
Tender packages, supplier onboarding, training for your team and consultants, CDE set-up.
Gate: standard in every new appointment
Portfolio KPI reporting at each milestone and an annual review of the standard.

A short baseline on a current project gives you your own numbers for the ROI model and a concrete scope for the standard. We propose to agree it at our next meeting.
